Brief

A fourteen-storey mixed-use tower — retail podium, seven floors of office, six of residential — on an infill site bordered on two sides by existing low-rise buildings still in use throughout construction.

The challenge

Excavation for a three-level basement sat within 1.5 metres of two neighbouring party walls with no independent foundation of their own, making excavation-induced settlement the controlling design case rather than the tower's own lateral system.

The engineering solution

A secant-pile shoring wall was installed ahead of excavation, instrumented with inclinometers at both party-wall faces and monitored daily against a pre-agreed settlement threshold. The tower's own structure is a dual shear-wall and moment-frame system, sized to keep drift within code limits at the reduced footprint the shoring geometry left available.

Results

Basement excavation completed with maximum recorded settlement of 4 mm at the neighbouring walls, against a 12 mm threshold. Structure delivered on a 26-month programme with no lateral-system change orders.
