Brief
A private buyer under contract to purchase a 1990s residential property requested an independent structural assessment before closing, with a two-week window to report before the option period expired.
The challenge
No original structural drawings were available. The assessment had to establish the as-built structural system and its condition from investigation alone, within a schedule too short for invasive testing beyond a limited number of exploratory openings.
The engineering solution
A targeted investigation combined non-destructive rebar mapping with six exploratory openings at locations chosen from an initial visual survey, sufficient to confirm frame geometry and identify two columns with active corrosion requiring remediation.
Results
Delivered a scoped remediation estimate and condition report within the contractual window, giving the buyer a costed basis to renegotiate price ahead of closing.
